RENTAL POLICIES

1 - SECURITY DEPOSIT: We do not require a security deposit, however, by accepting responsibilities as defined in these policies, Guest (renter) will be held responsible for any damages or losses due to abuse and/or neglect; and if repairs or replacement is deemed necessary, said items will be charged to Guest’s credit card.

2 - CANCELLATION POLICY: Prepaid rent will be refunded (less non-refundable deposit) if request for cancellation is made 14 days prior to arrival date.

3 - PHONE: The telephone is a convenience for locals calls. There is a long distance “block”. For long distance you may need a phone card or other means for such calls. Some cell phone services do not connect well in the mountains (AT&T, and Verizon work best).

4 - REPAIRS: The best appliances, air conditioning, TV’s, etc. occasionally malfunction and we cannot guarantee performance 100% of the time. We do, however, guarantee to correct a problem as soon as possible during normal business hours. There will be no refunds due to such temporary conditions. Should you discover a need for maintenance or repair for HVAC, appliances or other item, please give me a call (404)-358-7432.

5 - NO PETS: Should it be discovered that a pet is or was in the house, the rental will be immediately terminated without refund and a charge of $200.00 will be made to Guest’s credit.

6 - LIABILITIES: Owner of property is not liable for any damage or injury to Guest or Guest’s personal property; and Guest agrees to “hold harmless” owner for any claims for damage or injury (no matter the cause) or for any acts of theft or vandalism to Guest’s property. Guest is considered to be the actual renter (and family members) and anyone visiting the Guest.

7 - CLEANING: Before leaving, the Guest is expected to take trash to the North Gate receptical and load and run the dishwasher. NEVER LEAVE TRASH OUTSIDE THIS ATTRACTS WILD ANIMALS!
